#Q1: Why should I use place2live to sell my property?

A: place2live is a professional real estate agency registered with the Queensland Office of Fair Trading and the New South Wales Office of Fair Trading. We assist sellers of property anywhere in Queensland and New South Wales with a quick and inexpensive sale of their property. The listing option is a joint effort including 2 parties – you and us. You do a little bit of work and we do the rest. The listing is a 28 day open listing.

· You pay a Service Set-Up Fee of $900 + a Monthly (28 days) Service Fee of $99 (including GST) when signing the listing agreement

· Your can select to continue the listing (if required) for an additional 28 days, you only pay the Monthly Service Fee of $99 including GST for each additional 28 day listing period.

#Q2: How can it be so cheap selling with place2live – is this an internet SCAM?

A: Our costs are based on a reasonable hourly rate and our years of experience servicing sellers of real estate. We operate with a very low profit margin, we don’t need to pay a 10% franchise fee; we don’t need to cover the extra costs of running a shop-front based operation. We offer a FULL SERVICE listing option with one major exception – we save heaps of time and money by NOT showing your property to potential buyers - we leave that to you (the seller always know the property much better than a real estate agent). By not having us showing your property to potential buyers and due to our very low operational overheads we can offer you a substantial saving (most clients save between $12,000 to $15,000).

#Q3: What am I supposed to do to get this cheap rate?

A: You don't need to do a lot:

- you take the photos or we arrange a Professional Photographer to take the photos

- you create a draft ad text and we or a professional Copy Writer complete the work

- you show your property to potential buyers at times convenient to you

#Q4: Will place2live produce the actual Contract of Sale?

A: place2live will make a follow-up call to any potential "hot buyers" identified by you and we will manage the contract negotiations to a successful completion - if at all possible. We are "pros" and used to successfully negotiating $1,000,000+ sales contracts. When we have reached an agreement regarding the terms and conditions for the sale we forward the contract details to your solicitor/conveyancing agent

#Q5: Why can’t I simply just list my property on realestate.com.au myself?

A: Realestate.com.au will only allow registered real estate agencies to list properties for sale on their web site and they don’t allow agents to offer listings as private sale assistance (for more info visit realestate.com.au Private Listing Policy)

#Q6: Do I get a "Service Guarantee"?

A: Yes! You get a "Money Back Guarantee". If you find showing your property to potential buyers is not working for you, then you can ask place2live to produce a joint exclusive listing agreement that will also include a local agency (but you will obviously have to pay a sales commission in this set-up). If place2live together with your local agency manage to sell your property, then you will be reimbursed ALL the money you have paid for the initial listing agreement. The money will be paid to you when we have settlement on the sale of your property. You have got everything to win and nothing to lose when using our service and you may save thousand of dollars – so why not give it a go?

#Q7: How quickly can you list my property?

A: If all paperwork and payments has been done then you can expect to have your property listed on the internet  within a few hours and maximum 1 business day after the ad text has been completed and and the photos has been uploaded to the place2live property management web site.

#Q8: Can I cancel the listing at any time?

A: Yes! You can cancel the listing at any time, but please allow us 2 business days to remove your listing from the internet. If you don’t want to be charged the on-going Monthly (28 days) Service Fee then you will need to formally cancel your listing with us minimum 5 business days before the end of your current 28 day listing period (e.g. if your property went live on realestate.com.au on Friday the 1st of January 2010 then you will need to send us your cancellation request via e-mail to stoplisting@place2live.com.au on Saturday the 24th of January 2010 before 5 pm local time Brisbane). Please note that If you have cancelled your listing and want to re-list your property at a later time with us, then you will once again have to pay the Service Set-Up Fee. If you know that you only want to stop the property listing for a period (not exceeding 6 months) then we can offer to put your property "on hold" and restore the listing if you pay an up-front "on-hold" fee of $250. By paying the "on-hold" fee you will NOT have the pay the Service Set-up Fee of $900, but only the Monthly Service Fee of $99 when you reactivate your listing.

#Q9: Can I get my own contact details included in the advertisement?

A: No! We would be in breach of the terms and conditions for listing on the realestate.com.au web site (for more info visit realestate.com.au Private Listing Policy).

#Q10: What services are included with the Service Set-Up Fee?

A: We provide the following services to you at no extra cost:

#Q12: How many updates can be made to my listing on the internet?

A: We recommend that you make updates to your advertisement on a weekly basis, this includes changing the headline text, changing photos and the body advertisement text.

#Q13: How many photos can be uploaded?

A: We use the maximum number of photos allowed to be uploaded to the realestate.com.au web site and the other property web sites (26 photos + 2 floor plans), but you can upload 30 photos and 5 floor plans (so you can easily rotate the images).
